By using the Variety Property Management website or client portal, you agree to these terms and conditions and to our privacy policy. If you do not agree, please do not use the site.
2About our services
Variety provides property management, marketing, brokerage, rent collection, tenant follow-up, maintenance coordination and sale and purchase facilitation. Each service is governed by a separate written service agreement, whose terms prevail over these terms if they conflict.
3Use of the website
You agree to use the website for lawful purposes only and not to:
- Attempt unauthorized access to the website, the portal or our systems.
- Upload malicious software or disrupt the site.
- Copy content automatically or reuse it commercially without written permission.
- Provide false information or impersonate anyone.
4Portal accounts
You are responsible for keeping your sign-in details confidential, for all activity under your account, and for the accuracy of the data you provide. Tell us immediately if you suspect unauthorized use. We may suspend or close an account that breaches these terms or to protect security.
5Service agreements and fees
Fees and how they are paid are set out in the signed service agreement. Nothing on the website is a binding offer or a final quotation.
6Owner responsibilities
- Provide accurate property information and proof of ownership or authority to manage it.
- Approve, in good time, work that needs approval under the agreed approval matrix.
- Comply with the rules, fees and statutory obligations that relate to the property.
7Tenant responsibilities
- Pay rent on time and follow the lease terms.
- Use the unit for the agreed purpose and look after it.
- Report faults promptly through official channels.
8Collection and payments
Digital payments may be made through third-party payment providers such as Fawry and e-wallets, under their own terms and fees. We are not responsible for failures or delays caused by those providers.
9Performance targets
Figures shown on the website, such as occupancy, collection efficiency, maintenance response times and renewals, are operational targets we work towards, not guarantees or contractual commitments unless a service agreement states so expressly. They may be affected by market conditions and the cooperation of the parties.
10Content accuracy and no investment advice
We aim for accurate content, but it is for general information and may change without notice, including prices, details and virtual tours. It is not legal, financial or investment advice and does not guarantee any return. Please consult a professional before making decisions.
11Intellectual property
The logo, designs, text, images and other website content belong to or are licensed to Variety and are protected by intellectual property laws. They may not be used without prior written permission.
12Third-party links and services
The website may include links or services from third parties whose content and policies we do not control, and we are not responsible for them.
13Disclaimer and limits of liability
The website is provided "as is" without express or implied warranties, to the extent the law allows. We are not liable for indirect or consequential losses arising from use of the site, or for interruptions beyond our control. Nothing here excludes liability that cannot be excluded by law.
14Governing law and disputes
These terms are governed by the laws of the Arab Republic of Egypt. Disputes are first resolved amicably; failing that, the competent Egyptian courts in Cairo have jurisdiction.
